Once you submit your property information we will get back to you within 1-2 business days. If you mention in “property Information” form that you are under great urgency to sell (see question How Fast Would You Like to Sell?), we will try to expedite our due diligence and do our best to respond to you as quickly as we can. Please note: more complete information you provide in the form, less time it takes to gather it ourselves, so we can get back to you sooner with the proposal.

You are under no obligation whatsoever. Once we evaluate the property, we prepare proposal or offer for you that is non-obligatory by definition. It is 100% your decision on whether or not you’d like to sell your land to us. You and only you should decide what’s right for you.

Yes. If you specify back taxes amount in the property information form, we will factor it in our proposal to you. Please keep in mind that closer you get to the date your property is scheduled to sell in County’s delinquent tax auction, less time we have to complete the sale. Even a token amount for your land is better than losing it all at the auction.
If you are delinquent on your property taxes, please keep an eye on those dates the County notifies you about, and contact us immediately to discuss your options.

There is no cost to you to sell your land. In fact the offer that we make to you is a “NET” offer. That means you will receive the exact amount in the proposal, and we will pay all the fees associated with the transfer.

Yes. In many circumstances like ownership via inheritance, far distance to the property or “value just too low to worry about it” precludes current owner to travel to the property. It is not a problem that you never seen the property. Just pull as much information from ownership documents, and describe it best to your knowledge on the “Property Information” form. We’ll take care of the rest.

In fact we prefer if you tried to sell it yourself first. The process might help you to understand the land market, value of the property and it’s desirability. These perceptions change dramatically after property stays on the market for long time (sometimes for years) without selling. If you’re in no rush to sell, and would like to see if you can sell it at maximum retail price – our advise is pick a great realtor that specializes in land in the area, and list it.
At the end of the day, property value is not what we think it is. Is what it’s sold for. Good luck to you either way.

Not at all! The entire transaction can be completed by mail, e-mail, and phone. When you return sales agreement, we will open escrow with our title company and do all the necessary legal work to complete the transaction. After the title research is completed, you will receive a package of final documents to sign along with simple instructions.  We strive to make the sales process as quick and convenient as possible for our clients.

Once you submit the property information, we will get back to you within 1-2 business days. NO EXCEPTIONS. Even if we are not interested in purchasing your property, we will send you a quick note informing you of our decision. In certain circumstances beyond our control (like your email provider redirects our message to the spam folder), you might not get it.
If it’s been over 3 days, first check spam folder and if you don’t see our message, please contact us by any means listed on our Contact page, and let us know of the problem.
